    Builder Registration & Buyer Representation

    Back to New Construction

In new construction, the moment you contact a builder is the moment you decide who represents you. Here's what that means, and why letting us register you first protects your wallet, your timeline, and your peace of mind.

    The "first contact" rule

Most builders on the Treasure Coast enforce a first-contact rule. Whoever you interact with first becomes your representative for that builder. If that's the on-site sales agent, they work for the builder. If it's us, we work for you. With most builders, there's no second chance to choose. Florida requires a written buyer agreement before we show you homes.

    What representation actually gets you

On-site builder agents are skilled, at protecting the builder's bottom line. Our job is the opposite. Here's what we do for buyers we represent:

Palm-lined home exterior at Pineapple Preserve

    Negotiate price & incentives

We push for the strongest pricing, builder incentives, closing-cost contributions, and rate buydowns available.

Home at Astor Creek Golf and Country Club in Port St. Lucie

    Review the builder contract

Builder contracts heavily favor the builder. We help you understand what you're signing before you sign it.

New single-story home at Hampton Park under a blue Florida sky

    Coordinate inspections

We arrange independent inspections at framing, pre-drywall, and final walkthrough to catch issues early.

Aerial view of Valencia Parc at Riverland homes and waterways

    Advocate through closing

From lot selection to upgrade decisions to final walkthrough, you have a professional in your corner the entire way.

    Frequently asked questions

Why can't I just contact the builder myself?

Builders use a strict 'first contact' rule. Whoever the buyer interacts with first, the on-site sales agent or an outside Realtor, is who represents that buyer. If you visit a model home, call the sales office, or submit a form on the builder's website on your own, you've effectively chosen the on-site sales agent (who works for the builder, not you) as your representation. We can no longer step in.

Does it cost me anything to be represented?

Usually not. In most new construction purchases, the builder pays our compensation. We'll confirm this in writing before you sign anything. You get an experienced advocate working only for you, at no additional cost.

Won't I get a better deal if I go directly to the builder?

No. Builder pricing does not change based on whether you have representation. The on-site agent's job is to maximize the builder's profit, not yours. With us representing you, the same incentives are available, plus we know which ones to push for and how to structure them.

What does 'getting registered' actually mean?

It's a quick step. We submit your information to the builder identifying us as your buyer's representative before you have any contact with them. Once registered, you're free to visit model homes, request information, and tour communities, with us looking out for you the whole way.

I already drove past or visited a model, is it too late?

Not necessarily. Just visiting a community or driving past a sign isn't the same as registering with the builder. If you haven't given them your contact information yet, we can usually still register you. Contact us right away so we can move quickly.

    Ready to get registered?

It takes one quick conversation. Get in touch and we'll register you with the builder of your choice, or help you decide which builder is right for you, before you make first contact.
